1 Jack Brabham Drive is a 11-storey residential building with commercial lots at street level and 2-levels of basement carparking, which was built in 2009 with painted rendered masonry walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.

SP81837 is a part building strata scheme occupying a stratum parcel The East Quarter (known as BMC 81836B in the Strata Manager's records). The complex consists of three strata schemes SP81834 Aqua, SP81836 Commercial & SP81837 Vantage.

Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.

The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.

As part of our inspection we have conducted a limited review of BMC records for the purpose of identifying matters, beyond routine facilities management matters, likely to have a particular impact on individual owners/occupiers. Our comments are later in this report.

SP81837 also occupies a lot in Community Association DP270611.

The Community Association is a separate legal entity. It keeps its own accounts, budget, minutes and correspondence. It is financed by levies collected from the Owners Corporations (and any separate individual lots) in proportion to their Association Units of Entitlement.

We have not had access to the CA records and make no comment as to the affairs of the CA.
